Our client engaged us to appeal the assessed value of a Tow Yard and Mobile Home Park in the city of Oceanside. The County Assessor assessed the value at $45 a foot for a total value of $4,835,000. However, the Assessor missed one critical detail: The Revenue Taxation code that includes a government restriction and rent control for the Mobile Home Park. Our team quickly identified this issue, noting that if appealed, could save our client tens of thousands of dollars.
We presented the case to the San Diego County assessment appeals board, emphasizing the Revenue Taxation code. We also hired a Mobile Home Park Specialist as an expert witness and conducted multiple weeks of research, anticipating the Assessors Office defense. When it came to fruition, the Assessor could not argue with our buttoned-up case for lower property taxes.
After careful deliberation, the Board ruled on a value much lower than the original assessed value, thanks to research, preparation and our willingness to help our client. The Board reduced the assessed value from $4,835,000 to $2,134,400, resulting in a total savings for our client of $90,000.
